We take each transaction we are involved in very serious. Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Buying a home

  1. What can you afford? As your REALTOR® we can help you determine your buying power -- that is we will assist you in determining just how much you can afford in the way of a payment and where to go to find the best loans currently available.
  2. Finding the perfect home. We are going to use all of our current resourses to assist you in locating the perfect homes, in the best neighborhood at a price you want to pay. As members of all the local multiple listing services we have access to every homes currently available. We have the very best technology which makes it easy for us to get accurate information to you quickly. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by us to find all available properties. Once we have identified properties you are interest in we can assist you in the selection process by:providing objective information about each property; providing you with local community information on utilities, zoning. schools, etc.; creating list of comparable sales so you will know that your are paying a fair price for the property.
  3. Find the best source of financing? As your REALTOR® we will help you in understanding different financing options and in identifying qualified lenders.
  4. Making the offer and negotiating the deal. Once you make the offer on your home we will go to work to negotiate, in your behalf, all the aspects of the transactions. There is way more to a Real Estate Tranacation that just getting the seller to agree to your price. Once that is done the real work begins. There are myriad negotiating factors, including but not limited to financing, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment. For example, the purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. As your REALTOR® and agent we can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports. Along with the inspections of the physical property the sellers should also provide you with a list of disclosures as to the condition of the property. As your agents we will assist you in going through all of these report so that you can fully understand them as part of you final decission to purchase the home. In addition to inspecting the physical property you will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. As your REALTOR®, along with the title company we can help you identify and resolve issues that might cause problems at a later date. During your inspections period if you find anything about the property that you can not live with you can cancell the agreement and get a full refund of your earnest money deposit.
  5. Once you are satisfied with all assistics of the homes you will remove you contingencies and proceed to close the tranaction. As your REALTOR® we will guide you through the closing process and make sure everything flows together smoothly.

Selling a home

  1. What is your home worth in todays market? When selling your home, we will, as your REALTOR® can give you up-to-date information on what is happening in the marketplace and the price, financing, terms and condition of competing properties. We we complete for you a detail Market Analysis that will list suggest sales prices based on current sales and marketing conditions. These are key factors in getting your property sold at the best price, quickly and with minimum hassle.
  2. As your REALTOR® we market your property to other real estate agents and the public. Often, we can recommend repairs or cosmetic work that will significantly enhance the salability of your property. In many markets across the country, over 50% of real estate sales are cooperative sales; that is, a real estate agent other than yours brings in the buyer. As your REALTOR® we act as the marketing coordinator, disbursing information about your property to other real estate agents through a Multiple Listing Service or other cooperative marketing networks, open houses for agents, etc. The REALTOR® Code of Ethics requires REALTORS® to utilize these cooperative relationships when they benefit their clients.
  3. We will advertise your property in local newspaper, on the internet and through excent signage and flyers.
  4. We assist you in negotiating the final sales price and terms. When you get an offer we will assit you in objectively evaluate every buyer's proposal without compromising your marketing position. This initial agreement is only the beginning of a process of appraisals, inspections and financing -- a lot of possible pitfalls. We will help you write a legally binding, win-win agreement that will be more likely to make it through the process.
  5. Closing the escrow. As your REALTOR® we will, with the assistance of the escrow compnay oversee and manage the closing of your home. Between the initial sales agreement and closing (or settlement), questions may arise. For example, unexpected repairs are required to obtain financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most sellers. As your REALTOR® we are the best person to objectively help you resolve these issues and move the transaction to closing (or settlement).
